2026 Allegheny County Property Tax Assessment Appeal Reach Out Today

File Your 2026 Allegheny County Property Tax Assessment Appeal Before September 2

If you own property in Allegheny County, the window to appeal your 2026 property tax assessment is now open and closes on September 2, 2025. This is your opportunity to correct an unfair or inflated property valuation and potentially reduce your annual tax burden.

At Kisner Law LLC, we advocate for homeowners, landlords, and business owners who are being overtaxed based on inaccurate or outdated assessments. If your property is assessed at more than 50% of its current fair market value, you may have a strong case to appeal and we are here to help.

Why File an Appeal Now?

Allegheny County uses your property's assessed value to calculate your property taxes. But if that value doesn’t accurately reflect market reality, you may be paying more than your fair share.

Under Pennsylvania law, counties are required to use a Common Level Ratio (CLR) to ensure uniformity between assessed values and actual market values. For the 2026 tax year, Allegheny County’s CLR is 50.14%.

Here’s what that means:

  • A property assessed at $200,000 is presumed to have a fair market value of about $398,312.

  • So, if your property is worth significantly less than $398,000, you may qualify for a tax reduction.

Who Should Consider Appealing?

  • Homeowners who purchased in the last couple of years.

  • Landlords struggling with vacancy, deferred maintenance, or declining rental income

  • Property owners affected by neighborhood changes or declining market conditions

What Happens If You Don’t Appeal?

If you take no action, your 2026 assessment will remain in place and so will the tax bill that comes with it. That means years of overpayment, unless the County conducts a rare full reassessment (which hasn’t happened since 2012).
